Situated along the historic Douglas Boulevard in North Lawndale the Lawndale Restoration project involved the renovation and rehabilitation of existing typical Chicago Style 1920’s era multifamily residential buildings. The project was done with two different clients, Lawndale Christian Development Corporation (LCDC) and Holsten Management Corporation.
LCDC’s Renaissance apartments consist of a gut-rehab of three buildings (54 units total) and Holsten Management Corporation’s apartments consist of ten buildings (170 units total). Buildings received extensive brick repair, new high efficiency windows and storefronts, new porches to meet City of Chicago code, new bathrooms, kitchens and finishes, and new mechanical and electrical systems. Accessibility was developed through a series of meetings with HUD and MOPD, and modifications were made providing provisions for immediate and future accessibility / adaptability.
The scope included initial building walk-through’s and surveys to develop an architectural and MEP scope of work for each building from which the development of pricing and construction documents for permit were generated. LBBA followed each building through the construction process which took an average of 12-18 months. -
